It looks like I might not be moving to Alberta Avenue, after all.
I viewed some more condos tonight, and also took a second look at the one I had previously viewed on 118 Avenue.
I may have found my new home.
Now, I’ve said that before. In fact, I think I’ve said it at least twice in the past few weeks, and once was in reference to the unit on 118 Avenue. But, this time, I might actually mean it.
I looked at 4 units today. One was a place on the west end—150 Street and 106 Avenue (just off of Stony Plain Road)—which was nice, but a bit too far west for my liking.
The second place that I looked at was the one that I was most impressed with, so I’ll get into that a bit later. I also took a second look at the unit on Alberta Avenue, which, again, I’ll get to in a minute.
The fourth unit I looked at was also in the Alberta Avenue area—119 Avenue and 81 Street. It was a huge unit, and had a large balcony, but it just didn’t do it for me. Part of it was the mirrored wall on one side, and part of it was the cold, white tiles that covered the floor throughout the entire unit.
That unit did, on the plus side, have an insane amount of space, as I said, as well as a separate storage room just down the hall from the actual unit. I’d never run out of space to put stuff, that much is certain.
Now, back to the place on 118th. I wanted to take a second look at it, because I’ve been thinking about it a lot ever since I first saw it.
Having looked at it again, I’m not sure what the appeal was for me. The workmanship of the renovations is not very good. Considering that the woman who owns it now probably did it all herself, it’s not bad. But, it is obvious to the naked eye that it was not done by a professional.
I’m not sure what else to say, except that I really am not too fond of it anymore. The price is great, but that’s about it.
The place that I really like is a little bit more than I was hoping to pay but, because it has been on the market for a long time, my Realtor things that we’ll probably be able to knock the price down by several thousand dollars.
There is really nothing about this place that I don’t like. The building is nice. The location is great (it’s right down town, 106 Avenue and 104 Street). It’s a nice size. It has a large, wrap around balcony. It’s top floor corner unit, which means that it will be pretty quiet. It’s got a nice, large kitchen.
The living room/balcony has a great view, with very large windows. It even comes with not 1, but 2 covered parking stalls. Plus, there is visitor parking in the back, as well as street parking out front.
There are a couple of things I don’t like, but I can deal with most of them. The lino in the kitchen is unfinished, because the current owner with thinking about ripping it out and replacing it with tiles, so there is a spot that still shows the old lino.
There is also a spot where the carpet is a little bit damaged, but it’s a small spot, and can probably be fixed pretty easily.
It’s got a good amount of storage space, and could probably even have a washer/dryer unit installed (though, due to the layout of the floor plan, and location of the pipes, it would probably have to be an apartment-style unit, that hooks up to the sink when in use).
As much as I would like to have in-suite laundry, it isn’t necessary, and the coin laundry machines in the building are only $1 for the washer, and $1.25 for the dryer, so they’re pretty inexpensive to use.
Basically, I really like the unit. It’s a bit more expensive than I’d like, but I think it’s totally worth the price. Plus, because the market it slow, it’s been on the market for quite a long time, and I could probably get it for a good deal less than what the owner is asking for it.
Hopefully, things will work out with this place, and I’ll be able to move in in a month or two. If not, I’ll keep looking.
